A finished building does not take servers. Commissioning sits in between. You energize the switchgear, hang artificial load on the floor with load banks, drop utility power on purpose to see whether the generators pick up inside their window, and confirm the chillers actually absorb the heat you just created. Only after that test passes does the hall go live.

For AI capacity, this step has become the choke point. Microsoft disclosed more than $130 billion in new data center leases in the quarter ended June 30, 2026, with $329.1 billion in commitments for leases that have not yet commenced, up from $196.6 billion a quarter earlier. The gap between contracted megawatts and energized megawatts is the exact territory this job works in.

The labor signal showed up in hiring first. The New York Times reported that AI companies have begun recruiting and training electricians and carpenters themselves. Capital is reading the same map: Ars Technica described investors crowding into energy IPOs as a way to play the AI boom without buying chips. Interconnection queues in PJM, ERCOT, and the Northern Virginia corridor now run longer than construction schedules, which pushes commissioning teams into compressed, overlapping windows.

Required Skills

  • Writing the test script. Commissioning is staged: factory witness testing, site acceptance of individual components, functional testing of each system, then integrated systems testing that runs everything at once. If pass criteria are not written down per level, the last week turns into an argument about liability.
  • Load bank work. Sizing banks, stepping load, reading temperature rise. The failures rarely appear during a steady four-hour full-load hold. They appear in the transients, when load is thrown on and pulled off.
  • Standby power systems. UPS battery autonomy, generator start and synchronization, transfer times, paralleling gear. One number out of tolerance and the word “uninterruptible” stops being true.
  • Mechanical interlock. Power alone proves nothing. What matters is when the chillers resume making chilled water after a black building test, and how far rack inlet temperature climbs while they do.
  • Standards and credentials. ANSI/NETA acceptance testing, ASHRAE commissioning process guidance, and Uptime Institute Tier Certification of Constructed Facility set the vocabulary. A PE, NETA technician levels, or CxA credentials open the owner-side roles.
  • Documentation discipline. Issues logs, retest records, and a turnover package that survives an owner audit. This is half the job and the half most engineers underrate.

Career Path

Two entrances dominate. One runs through an electrical or mechanical contractor, where you learn where the drawing and the installed gear disagree, then moves to a commissioning team. The other starts as a critical facilities engineer at an operator and attaches to a new build. Both are needed. Without the operations side, test scripts get written for a building nobody has to live in afterward.

Between years three and seven you own a discipline: electrical or mechanical, carried from component test through IST. What to keep from this period is not the list of passes. It is the failures, written down. What broke during integrated testing and how the root cause was found is what changes the script on the next site.

Above that sits the commissioning manager, working for the owner and verifying the contractor’s testing. Judgment and paperwork take over from hands-on work. From there the path forks: owner-side programs running several sites at once, an independent commissioning agency moving between clients, or a step upstream into design review, where you argue for a building that can actually be tested before anyone pours concrete.
